A client recently decided it was time for a thorough maintenance check on their ductless mini-split air conditioning system. Concerned about efficiency and air quality, they reached out to us at MainDuct to get the care their system needed.
MainDuct technicians arrived promptly, ready to tackle the task ahead. They began with the outdoor condenser unit, which is essential for optimal performance.
Outside Condenser Cleaning
The technicians cleared away debris from around the outdoor unit, ensuring unobstructed airflow. They removed the outer casing, eliminated large contaminants, took off the top cover with the motor, and cleaned the pan—dirty pans can lead to accelerated rusting of the coils and compressor if drainage channels are not maintained. They performed high-pressure water cleaning using a mild eco-friendly HVAC-specific detergent to thoroughly clean the coils. If not cleaned, the temperature from inside the house does not exit immediately, requiring more time to remove heat energy from the home.
The powerful energy motor of the condenser unit consumes a significant amount of energy—up to 90% of the total energy used by the entire mini-split system, which is reflected in the system’s operational time.

Indoor Mini-Split Cleaning
They inspected the installation area and decided to cover furniture and other items to prevent mess. In this case, it wasn’t necessary, but when mold is present, they install an air purification system to prevent mold from spreading throughout the home.
The technicians disassembled the units, washed them with HVAC-friendly detergent, sanitized all components, and finally reassembled the units.

They accessed the evaporator coil for high-pressure water cleaning while checking for mold in the condensate pan—also using high-pressure water cleaning—and left a special solution to ensure that the drainage line does not become blocked. If regular cleaning is not conducted, condensate can flood the house.
Drainage Cleaning
Next, they focused on the drainage system. Inspecting the drain lines for clogs, they removed the hose and thoroughly cleaned all accessible sections up to the wall, as well as the area from the unit to the pipe connection. They detached the pipe and performed high-pressure water cleaning after draining any remaining water. After ensuring that water flowed freely, they reconnected everything.
By regularly maintaining the system, they emphasized that cleaning the drainage lines would become unnecessary.
